The Wayne County Recorder of Deeds has introduced two free notification programs designed to help property owners and notaries detect potential deed and mortgage fraud.
The programs, called Record Alert and Notary Alert, notify subscribers when certain documents are recorded in the Recorder of Deeds Office.
Property fraud can occur when someone fraudulently records documents against a property for financial gain or attempts to claim ownership without the property owner’s knowledge.
The Record Alert program notifies subscribers when documents are recorded under their name or property tax parcel number. Users can register up to 10 parcel numbers or five variations of their name for monitoring.
Subscribers must provide a valid email address or cell phone number to receive a verification message and activate the free service. The Recorder of Deeds recommends registering by tax parcel number because it is a unique identifier for each property.
When a document is recorded under a registered parcel number or name, subscribers receive an alert with an instrument number and a link to view the recorded document. The service only sends notifications for documents recorded after enrollment.
Property owners can sign up at www.landex.com/recordalert/wayne.
The Notary Alert program provides similar notifications to notaries public when a deed or mortgage is recorded using their registered name and commission number.
Notaries can register their information for free monitoring at www.landex.com/notaryalert/wayne.
The Recorder of Deeds advises anyone who receives a notification and suspects fraudulent activity to contact an attorney immediately for guidance on the appropriate steps to address the situation.
